The flowrealty.ru website is operated by FLOW REALTY PROPERTIES L.L.C, a company registered in Dubai, United Arab Emirates. In this policy, “FlowRealty”, “we” and “the company” refer to that legal entity.

The data depends on the page used and the content of the enquiry. We may process:

• name, phone or WhatsApp number, and message text;
• purchase goal, budget, intended decision timeline, and selected property or shortlist;
• language, enquiry source, UTM parameters, ref_key and other attribution data;
• the consent choice, its wording, version and timestamp;
• IP address, user-agent, request time and technical anti-abuse data needed to protect forms;
• other information voluntarily included in an enquiry.

We use data to receive and handle an enquiry, contact the enquirer, shortlist and discuss real estate, maintain interaction history in our CRM, deliver a requested shortlist, operate the website, diagnose errors, prevent spam, duplicates and abuse, meet applicable obligations, and protect the legitimate interests of the company and users.

After a form is submitted, data travels over an encrypted connection to the website backend. The enquiry is stored in PostgreSQL, recorded in the CRM used by the company, and may be assigned to a manager or licensed broker so they can respond to the enquiry.

If a user asks to be contacted or to receive a shortlist through WhatsApp, technical delivery may use GreenAPI and WhatsApp infrastructure. Submitting an enquiry is not consent to a separate advertising mailing list.

Website hosting and server infrastructure, PostgreSQL, an internal CRM, GreenAPI / WhatsApp, and Cloudflare and Turnstile may be used to operate the website and handle enquiries. Access is limited to what is needed for the relevant function. Data may also be disclosed where required by applicable law or to protect rights and safety.

We use organisational and technical measures including encryption in transit, protection of stored contact details, access controls, Turnstile, request rate limits and deduplication. Technical logs are intended for security and diagnostics; phone numbers must not be logged in plaintext. No system can guarantee absolute security.

The website may use strictly necessary technical data and attribution parameters to preserve an enquiry source and provide site functions. Optional analytics is activated only to the extent actually configured and where the required consent has been given. We do not place full phone numbers or other contact details in analytics.

The company operates in the UAE, while some infrastructure and communication providers may process data in other countries. Data may therefore be transferred and processed outside the user’s country, subject to reasonable safeguards.

Data is kept no longer than necessary to handle an enquiry, provide services, maintain security, prevent abuse and meet applicable obligations. It is then deleted, anonymised, or retained only where there is a justified need.

You may ask for information about the processing of your data, request access, correction or deletion, or withdraw a consent you previously gave. Send requests to sales@flowrealty.ru. To protect data, we may reasonably verify your identity or connection to the enquiry. Withdrawal does not affect processing already carried out before it was received.

We may update this policy when the website, processes or applicable requirements change. The current version will be published on this page with a revised effective date.
